| Dishonesty, breach of trust and commitment, abnormal delay in completion,
snatching of money out of the client`s pocket on one or other made up reasons bla bla is a usual thing in construction field in this country but I never had imagined the same kind of things from such a renowned and robust name the "Defence Housing Authority" and note it with a an eye of regret and concern as this will jeopardize the whole reputation of the authority which it had gained in years with very hard work, both in developments and safeguarding of the client`s properties.
But now it seems that the Authority has lost the value of words and commitments and behaving like a 2nd rated private entrepreneur. With the announcement of construction of 1st time of its kind in the country, Creek City Apartments,
the authority has won the hearts of the Karachities and they thought that the Authority will emerge as a trend setter among the builders and every builder will be forced to follow the lines of this authority in the future, but at last the things turned to the same way and at the end of the day same breach of trust, same tricky misdoings, long delay in completion, undue escalations, incomplete and forced handover and gigantic maintenance charges, all the ways to skin the clients in either way.
The schedule of completion was set much earlier and ppl of middle class as I am myself booked the apartment and got a finance from Askari bank. The markup the bank is charging comes to Rs.55,000.00 per month whereas the amount of compensation the Authority paid was only Rs 25,000.00 so a loss of Rs.30,000.00 per month I had to bear but in hope of a good living I born it with open heart and also the 1st escalation of Rs.4,50,000.00 was accepted without an eyebrow raised and in good faith.
But further delay in completion was unjustified and the current 2nd time escalation is like a last nail in the coffin of the customer. The delay was not caused by the allottees and all the installments were paid regularly so why they should pay this 2nd escalation?More over this delay is mostly attributed to the greed of the Authority by raising the buildings by 2 extra floors in order to earn more money out of the project and aimed to it they deviated from the original plan of a 2 level car parking to a single level car parki giving a very little space for the cars to park and drive off easily.
Moreover the forced and unjustified handover without full completion of the project , without the announced facilities, like swimming pools,boundry walls, gates, land scappings and even leveling the ground along the buildings is a strange and senseless act on the part of the authority.
Above all the gigantic maintenance charges of about Rs.11000.00 per month on the smallest 3 bed apartment seems to be another way to squeeze the last drop of blood out of the allotee`s veins in this time of big recession and asking to pay it in advance for a whole year is still another big kick and blow. There is every apprehension that this is made a tool of big kick back for a life time, which should have been estimated at the actual expenses and not on the personal wish and interest basis.
With this unduly ,untimely and merciless decisions, the Authority has given a bad name not only to the Project but also to itself and there are apprehensions that this project will doom down very soon and its signs are now visible with its declining market value.
So, in the interest of everyone, the Authority, the allotees, and the project itself, it is suggested that the 2nd escalation may be withdrawn and the maintenance charges may be reduced to 4000-5000 which even is above the actual cost and this must not be made a tool of earning more n more and also the forced handover without completion in all respects with, in house facilities may be avoided.
All the related allotee`s are requested to contact me on 0092 333 210 7830 so that a collective step can be initiated against this unilateral misdeed of the Housing Authority, also people with more awareness are requested to spread and post this message where ever possible to fight against this evilness,

| "This company was hired by the Monterey Condominium Association president after she fired the previous company. I was a Unit Owner in that community. This company Metropolis first took a long time to take over from the previous company, it left all of the unit owner uncertain about payments, and we had to call. The phone call was ALWAYS answered by a phone answering service in Alabama DURING BUSINESS HOURS and they always were quick to state that they only answered the phone for this company, nothing else. When messages were conveyed to Metropolis via this answering service, Metropolis had a policy of answering these phone calls within 3 BUSINESS DAYS (!!!). But a lot of the time, phone calls were not even returned. When finally pressed about why do they have this answering company in Alabama they said there had been a bad storm that knocked their telephone lines. They kept saying this excuse for almost a year, until finally they had somebody from Maryland answer the phone.As far as services to the community, the only thing they did was do the paperwork and barely answer the phones. This left the President of the Association (Monterey Condominiums), a very corrupt lady who was breaking the condo community rules by having 5 pets, two of them large roaming around the premises, to do whatever she pleased without no one to answer to. The community rules were that a maximum of 2 pets was allowed, and these would have to be small pets, no more than 20 lbs. The two dogs were more like 60 lbs and ran unleashed all the time. This person would use our common area as a holding pen for her animals. I basically could not use my patio in peace because of these animals. I complained to her, and to other neighbors who also had their large animals there, as this was getting out of control, but to no avail. This lady told me that if I did not like her animals I did not have to get out onto my patio. Period. I then wrote letters to Metropolis, but never got a reply. I got a second letter, and there was no reply. I did not get a reply. Period. I went to Montgomery County Animal Control and they issued a ticket to this lady, which she contested. When we got to trial, the state lawyer, a very bad one, could not win the case even though i had pictures and a witness. He let the lady lie and say these were not her animals. As Animal Control did not do their job right by correctly ID these animals when they could, the case was thrown out. Animal Control officers could not ID the dogs on the pictures. Talk about waste of tax payers money.I then decided to leave the community as every attempt to try to live in peace was thwarted and there seemed to be nothing I could do. Little did I know that problems would continue as I was selling my unit. The Association also had gotten into a problem because the Board of Directors had not paid a contractor their dues and these were suing for their money. Metropolis was slow to issue the Resale Certificate and did not contain the needed information about this lawsuit. When pressed, they reissued the resale certificate but only added to see ""Reference A"", which they did not include. Another barrage of phone calls finally produce this ""Reference A"". Thank God I had a wonderful real estate agent and she was an inmense help in dealing with these people, as well as the settlement company. I finally was able to sell that property and get out of that nightmare.However, the nightmare does not end there. Metropolis, ever so incompentent, still is trying to charge me its condo fees. I sold my unit on April 28th, and they are trying to charge me June fees. This is incredible. I sent a letter pointing out that I sold my place and to refer this payments to the new owner, but I still keep getting these bills. We even paid transfer fees to Metropolis, the settlement company gave them a check for May on behalf of the current owner, and still these people assume I am the owner. This is even so I had a case with the CCOC (Common Ownership Communities) against the Association (about the infringement of pet rules and their ignoring of my letters) which was thrown out as moot because the Association argued I was no longer a unit owner.So this is my plight, after having lost in every instance of my complaints due to technicalities, and finally thinking about having some peace (away from that hell hole), I am still getting crazy bills from Metropolis. I would comment you never, ever do any business with Metropolis. This is a company that is totally unprofessional, holds grudges, will be unbelievably incompetent and will bill you for crazy things." |

| I am very displeased with this home builder! They show you the models and dont tell you what is included (no signs or anything) in the model and if they do tell that something is included if you ask the other sale person they say its not. All the upgrades you see in the house are not included plus alot of the things you wouldnt even think was an upgrade, is. Lucky we have a friend that is a quality assurannce manager at another builder that came with us and asked a lot of questions that your normal buyer wouldnt even think of and we are now backing out of the contract. Also when the design center called us, she (MARSHA) was very rude and would not work with our work schedule. When we ask any time that we were free she replied NO she is not going to come in on her day of or stay late. very rudely.Witch they are not even open on Sundays. So we were almost forced to take a day off of work to go. Witch is really stupid when you are going to buy a $400,000 house that includes nothing. ALSO, are lawer had looked over the contract and had questions about some diffrent terms and when he tried to contact there lawer they wouldnt respond for awhile and if they did they would avoid his questions. I would strongly not recommend this builder! There are better builders out there that give a lot more for your money. |

| "Where do I start? Since I have moved into this apartment it has been bug infested, run down and pretty much uninhabitable--- AND RATS . I am paying $959 a month for a two bedroom to live under the rule of a ""slum lord."" Ive had water leaks (after one month of living here), the stove broke and it took them 3 monts to fix it after complaing every day. In the ceilings, on the walls and even in the bathroom shower. When they were finished they never bothered to clean up their mess and it WAS a mess. My bathroom sink and toilet never worked properly and they still dont have it entirely fixed. The A/C doesnt work properly. it only cools one of the bedrooms. They ""painted"" my porch and have ruined the screen. And dont even get me started about the bugs. I have seen more bugs in my apartment in the past four months than I have ever seen in my whole life. Needless to say, I cannot wait until my lease is up and I really hope that all of you heed my warning and stay away from this UNITED DOMINION/LOTUS LANDING property....." |

| A few years ago we were contacted by them to sell our time share. We had to scrape together the $499 to even try and get out from under the payments and annual dues. All contact with the company was initiated by me and it took a few years to sell, by that time we had lowered our asking price to the point that we took a loss on our taxes and even had to pay an additional amount of money just to get rid of the time share. We were so thankful to be out from under the financial burden. |

| Resorts Internationl Marketing is a company that advertises timeshare properties for rent. When I purchased a timeshare the company referred me to Resorts International Marketing as a way to help defray the costs of my timeshare. I called Resorts International Marketing to inquire about the service. They told me it would cost $549 to market my timeshare. They said they would send me a contract to sign. By the time they sent me the contract I had received a refund from the resort so I had no need to use their services. So, I didnt send the contract back with my signature. I called them to rell them I wasnt sending it back and I didnt need their services.’In August I noticed that I had a charge on my credit card for their $549 fee. I immediately called to ask them to credit my account since I had no week to market and didnt contract for their services. I was told by Jenny in customer service that they would refund my money and to just fax her a request with an explanation and note from the resort. I did that. I never received my refund. I called again and spoke with Malik who told me that there was no record of it being processed. He asked me to email him the request. I did that. I never received a refund. So I called again and spoke with Matthew who said it looked like it was in process and he would make sure it went through. I told him I thought I was being scammed and he assured me it was just a mix up. He promised to call me back when he checked on it. I never heard back from him. I called again and spoke with Anglea. I explained everything I had gone through and she assured me she would speak with the accounting manager and asked me to call back the next Friday. I called back and left a message for Angela. She never returned my call. I called her twice more and she never returned my calls. I finally called and asked to speak with a manager. By now I stopped taking names because it didnt seem to matter. When I gave the manager the names of all of the people I had spoken with her response was that Jenny no longer worked there. She tried to tell me that they needed the same information I had already sent in twice. There was no apology. She acted as though it was my fault.I realized that this was another stall tactic and decided I needed to take action because I would never see my $549. If you are compelled to purchase a timeshare, which i strongly suggest you dont, do not use resorts international marketing. There is a good chance they will take your money and do nothing. They have misled me so many times and after 3 months i still do not have my money back. Imagine, they didnt even have a week to market and they charged me $549, did nothing and kept my money. I filed a complaint with the attorney general in florida and informed him of this scam. |

| I wanted to take this opportunity to update you on our efforts regarding your constituents complaints about Tremont Homes and their related companies.The commission filed a notice of violation on February 16, 2006, against Juliet Homes, a related entity, for numerous issues. Since this matter is in the contested case process, we cannot comment further on the matter at this time.Also, I have forwarded the complaints regarding the sale and possible disclosure violations to the Texas Real Estate Commission. | Alexander appartments - 801 west 13th street panama city florida. I rented an appartment there in march of 2004 i never owed my rent i live there for 1yr and 11 months when i went there to live they charge me my rent $530 plus $ 200 for my security deposit which the agreement said would be refunded upon me leaving, in june or july of 05 they start remodeling the buildings so all the tennants start moving out cause the place was not suitable to live anymore, it start looking delapidated you stumble over all kinds of deberies. So in january of o6 i went and paid my rent and was complaining to the manager and he told me that i can move out if i want cause of the condition of the place, and that is what they told everyone that they are not holding anyone to their lease, and that i should give him my fordwarding address so they can mail my refund, i gave him all my information i moved out from january 21 06 and all now i dont receive my refund, everytime i called the guy told me that the owner will mail the check on friday or on monday. And that is going on for 6 months the manager said the owner have to mail me the check and i never met the owner i always pay the manager my rent i never late or short. |
